How do I borrow more money than purchase price on a home?

My wife and I have found a great fixer in a well established neighborhood. We have enough for the down payment but we really need an extra 20k to do the necessary work on the house. Is there a bank that will give us 70k to buy a house that only costs us 50k? The house as is appraises for well over 100k. We have excellent credit.
